RR already computes user.average_response_time in the recommendation engine -- zero new data needed. For traveling nurses on tight timelines, knowing a host replies fast is a deal-breaker.

Furnished Finder's calendar tool is one of their stickiest features because travel nurses need exact date matching. Currently, RR searchers must click into each listing to check if dates match. Showing "Apr 1 - Jul 31 (4 months)" directly on the card with a calendar icon and highlighted background eliminates the biggest friction point in search. Data already lives in the Availability model.

Zillow integrates Walk Score and neighborhood descriptions. Apartments.com shows area character. A short contextual tag like "Quiet Residential" or "Near Restaurants" gives relocating professionals a feel for the location without clicking through. Derivable from RR's existing places data and geocoding. Especially valuable for professionals moving to an unfamiliar city.

"Saved by 8 searchers" creates a FOMO flywheel: the more people save a listing, the more urgency it generates, the more clicks it gets. Booking.com pioneered this pattern. Unlike view counts, save counts are a higher-signal engagement metric -- these searchers actively bookmarked the listing. The heart icon + count is a universally understood pattern.

Airbnb shows host portfolios prominently. For RR's institutional hosts (like 92NY, hospital housing coordinators), showing "3 more listings from this host" with thumbnail previews signals professionalism and gives searchers options. RR already has user.active_sublets_count. Only renders when host has 2+ active listings. Turns a single listing into a portfolio brand.

Airbnb's "Instant Book" is their highest-converting feature. This is RR's version: searchers click "Express Interest" to send a pre-filled inquiry (name, dates, budget from their profile) with one tap. Reduces inquiry friction from "compose a message" to "click once." Pro listers get more inquiries; searchers save time. The button replaces the standard message flow for Pro cards.

Zumper syndicates to PadMapper, Bing, Realtor.com, and ChatGPT/OpenAI automatically. TenantCloud syndicates across 15+ sites. Pro listers get automatic cross-posting to Craigslist, Facebook Marketplace, and Google Business. "We put your listing everywhere" is the simplest value prop to explain. The "5+ platforms" badge on the card signals reach to searchers too.

Zumper and Apartments.com support Matterport 3D tours as premium features. Beyond video (#5), a 3D walkthrough is interactive -- searchers "walk through" the room. The "3D Tour" badge with a cube icon on the card is one of the strongest visual differentiators. Implementation: accept Matterport embed URLs from listers, render an iframe on the detail page.

No competitor does this. Travel nurses often discover rooms through hospital bulletin boards, relocation office handouts, and Facebook groups. A Pro feature that generates a designed, printable one-page flyer (photo, key details, QR code linking to the listing) gives listers an offline marketing tool. Bridges online and offline in a way Zillow/Zumper never would. Unique to RR's niche market.

Pro listers define 2-3 custom questions that appear when a searcher sends an inquiry ("Move-in date? Pets? Duration?"). Pre-qualifies inquiries and eliminates back-and-forth. Airbnb's Superhost badge is one of the most recognized trust signals in hospitality. "12 successful stays" is different from reviews -- it's an objective volume metric, not a subjective quality one. Derived from completed payment/lease history via Stripe. Says "this host has done this before and it went well, 12 times." Undeniable social proof.

No rental platform does this well. Pro listings get a "Compare" checkbox -- searchers select 2-3 Pro cards and view them side-by-side (rent, dates, amenities, commute time, photos). Keeps searchers engaged with Pro listings longer and increases inquiry likelihood. The subtle conversion advantage: only Pro listings are comparable, biasing the decision funnel.
